Refund & Cancellation Policy

1. General Policy Statement

This Refund & Cancellation Policy applies to all room bookings made directly with Ventura Boutique Residence or through authorized booking platforms. It is issued in accordance with the Consumer Protection Act B.E. 2522, the Civil and Commercial Code of Thailand, and relevant industry best practices.

By confirming a reservation, you acknowledge and agree to the terms outlined below.

2. Booking Rate Categories
A. Standard Rate (Fully Refundable)

You may cancel free of charge up to 24 hours (1 day) before your scheduled check-in date (before 14:00 Thai time).

If you cancel less than 24 hours before arrival or do not show up, you will be charged the full amount of your booking.

Approved refunds will be issued within 7–14 business days via the original payment method.

B. Non-Refundable Rate

This rate is discounted and does not allow cancellation or refund under any circumstances.

The total amount will be charged at the time of booking or check-in and is non-refundable, even in the case of cancellation, modification, or no-show.

3. Cancellation Procedure

To cancel or modify your booking:

Email us at: office@ventura-hotels.com

Include: guest name, booking reference (if available), and arrival date

Cancellations are only considered effective once you receive a written confirmation from us

For third-party reservations (e.g., Booking.com, Agoda), please cancel through the original booking platform according to their terms.

4. Refund Process & Timeline

Refunds (for eligible cases under the standard rate) are processed through the same payment method used.

Timeframes:

Domestic Thai bank transfers: 5–7 business days

Credit/debit cards or international payments: 7–14 business days (bank processing times may vary)

We do not charge refund fees, but third-party transaction fees are non-refundable.

5. No-Show Policy

If you do not arrive on your check-in date and fail to cancel at least 24 hours in advance:

100% of the total booking amount will be charged

This applies to both standard and non-refundable rate bookings

6. Early Check-Out

If you check out earlier than your scheduled departure date:

For standard bookings, no refund will be issued for early departure

For non-refundable bookings, no refund will be issued for early departure

7. Force Majeure

In the event of force majeure (e.g. government lockdown, natural disaster, airline cancellation):

Guests may request a refund, rebooking, or voucher credit

Approval is at the discretion of management and based on evidence provided

8. Legal Compliance

This policy complies with:

Consumer Protection Act B.E. 2522 (1979)

Civil and Commercial Code of Thailand

Guidelines from the Tourism Authority of Thailand (TAT)

Guests may file complaints with the Office of the Consumer Protection Board (OCPB) if necessary.
