1. General

These Terms & Conditions (“Terms”) govern your booking, stay, and use of services at Ventura Boutique Residence, located at 48, 1 Soi Chaloem, Pattaya City, Bang Lamung District, Chon Buri 20150, Thailand (“Hotel”, “we”, “our”, “us”). By making a reservation or staying at our hotel, you agree to be bound by these Terms.

If you do not accept these Terms, you must refrain from using our services or facilities.

2. Bookings & Reservations

• All bookings are subject to availability and confirmation.

• Guests must be at least 18 years old to book a room.

• A valid government-issued passport or Thai ID is required upon check-in.

• Booking can be made directly via our website, in person, or through third-party platforms.

3. Payment Terms

• We accept all major payment methods, including:

  • Cash (Thai Baht)

  • Bank transfer

  • Credit/debit cards

  • QR code (PromptPay, Thai banking apps)

  • Online payment gateways (if applicable)

• Payment may be required:

  • In full at check-in

  • In advance (for long-term stays or peak periods)

  • As a deposit to confirm the reservation

Invoices can be issued upon request.

4. Pricing & Taxes

• Room rates are quoted in Thai Baht (THB) and are inclusive of VAT unless otherwise stated.

• Prices may vary depending on room type, season, promotions, or length of stay.

• Mini-bar items are charged separately and billed at check-out.

5. Check-In / Check-Out

• Check-in time: From 14:00 (2:00 PM)

• Check-out time: By 11:00 (11:00 AM)

• Early check-in or late check-out is subject to availability and may incur additional charges.

• Guests checking out later than 12:00 without prior arrangement may be charged for an additional night.

6. Cancellations & Refunds

• Cancellation policies depend on the rate plan or promotion selected at the time of booking.

• Standard Policy (unless stated otherwise):

  • Free cancellation up to 3 days before check-in

  • Cancellations within 3 days of check-in will incur a 100% charge for the first night

  • No-shows will be charged 100% of the booking value

• Non-refundable bookings are not eligible for any refund.

7. Guest Conduct & Responsibilities

Guests agree to:

• Respect hotel staff, property, and other guests

• Avoid excessive noise or disturbance, especially after 22:00

• Not bring illegal substances, weapons, or pets (unless allowed by prior approval)

• Be liable for any damage caused to hotel property during the stay

• Comply with all Thai laws and hotel policies

We reserve the right to evict any guest in breach of these Terms, without refund.

8. Facilities & Services

• All rooms are non-smoking; designated smoking areas are provided.

• Free Wi-Fi is provided for guests; however, we do not guarantee uninterrupted service.

• Mini-bar items are restocked daily and charged based on consumption.

• Housekeeping services are provided daily (or as arranged for long-term stays).

• Requests for extra amenities (e.g., pillows, towels) may be subject to availability.

9. Liability Disclaimer

• We are not liable for:

  • Loss or damage to personal belongings, unless due to our proven negligence

  • Accidents, injuries, or medical conditions arising during your stay

  • Force majeure events (e.g., natural disasters, government actions, pandemics)

• Guests are advised to use the in-room safe for valuables.

• Any claims must be made before check-out.

10. Minibar & Additional Charges

• Prices for mini-bar items are listed inside the room or available at reception.

• Any consumed items will be recorded and charged to your room account.

• Mini-bar charges must be settled at check-out.

11. Long-Term Stays

For guests staying longer than 30 days:

• A rental agreement or guest registration form may be required

• Payment terms can be adjusted (e.g., monthly invoicing)

• Cleaning schedule and utility usage may be agreed upon separately

12. Children & Extra Beds

• Children under 10 years stay free when using existing beds (limit of 1 child per room, unless otherwise agreed)

• Extra beds are available on request for an additional fee (subject to availability)

13. Privacy

We collect and process your personal data in accordance with our Privacy Policy, in compliance with the Personal Data Protection Act B.E. 2562 (PDPA) of Thailand.

14. Governing Law

These Terms & Conditions shall be governed and interpreted under the laws of Thailand. Disputes will be resolved by the competent Thai courts.

15. Changes to Terms

We reserve the right to amend these Terms at any time. The updated version will be published on our website. Continued use of our services indicates acceptance of the updated Terms.
